Prague 9 redevelopment to bring 1,000+ new homes and vibrant public spaces

New urban district Dvory Vysočany will combine housing, offices, and community life near Prague-Libeň station.

Developer Corwin has revealed plans to transform a five-hectare site in Prague 9 near the Libeň train station into a modern residential and commercial district called Dvory Vysočany. The brownfield redevelopment will replace former industrial structures with more than 1,000 apartments, offices, shops, and community amenities.

The first phase of 229 apartments is expected to be completed by 2029. Inspired by classic Prague architecture, the project will include mid-rise buildings with open courtyards, daycare facilities, a pharmacy, and green spaces. The apartments will range in price from CZK 5.6 million to CZK 13.8 million. The first phase will also provide 6,000 m² of office space and 1,400 m² of retail units.

Preserving industrial heritage with a modern touch

One distinctive feature of the project is the reconstruction of a historic roasting plant, which will be converted into a public market. The building, severely damaged by years of train vibrations, will be structurally rebuilt but retain its original character. A tall brick chimney will remain a visual landmark within a new public square.

The project follows the "eight to 80" urban design principle, aiming to create a safe and accessible environment for all age groups. Courtyards will remain open to the public, rather than becoming gated residential areas, and building materials and colors will vary to reflect the diversity of the cityscape.
