Czech Property Market Hits Record Highs in 2025 Amid Strong Demand

Property prices in the Czech Republic reached new record levels in 2025, driven by strong demand, easing mortgage conditions and structural supply shortages across all segments.

The Czech property market continued its strong upward trajectory in 2025, with prices for flats, detached houses and building plots reaching new record highs. According to the ČSOB Housing Index, flat prices increased by 13.6% year-on-year, detached houses by 9.5%, and building plots by 7.2%.

Demand continues to outpace supply across all segments, supported by lower mortgage rates and rising real wages. Although price growth in the flat segment has begun to moderate slightly in recent quarters, values remain at record levels. Prague remains the most dynamic market, with prices averaging around CZK 180,000 per square metre and approximately 7,800 flats sold in 2025, an 8% annual increase.

Regional growth has been particularly strong in Karlovy Vary, South Bohemia and Central Bohemia. Smaller flats and panel-built apartments are seeing especially strong demand. In the housing segment, new-build family homes around Central Bohemia and Brno are performing best, while older properties remain less attractive.

The building plot market is also accelerating, posting its strongest growth in nearly three years. However, structural supply constraints persist due to outdated zoning plans and insufficient infrastructure. As a result, buyers are increasingly considering locations outside major cities. The adoption of modern technologies including photovoltaic systems, private wastewater solutions and self-sufficient housing concepts is making peripheral areas more viable and attractive.

For exporters, the sustained growth in residential construction and development signals continued opportunities in construction materials, building technologies, energy-efficient systems and infrastructure solutions.
